The Chamber hosted their 2nd Annual Business Expo this past Thursday, August 19th, from 3:00 to 7:00 p.m. This year they used "It's a 50's Theme" and it was so much fun seeing all the different ideas people came up with to decorate their booth space.

McLeRoy Realty Associates came up with having "McLeRoy's Soda Shop" and we served Coca-Cola or A&W Rootbeer Floats. We went "ALL OUT" even had whipped cream and cherries! Needless to say, when it came to the refreshments, we were the "hit" of the EXPO!

A GREAT Time To Refinance!

While working my office duty I usually try to either do some blogging or read other blogs if I'm not swamped. Having a little "down time" today (which I am welcoming) I decided to check out todays interest rates.

Last time rates were this low, I personally refinanced and went from a 30 Year Fixed Rate to a 15 Year Fixed Rate and lowered my monthly payments by $200.00 a month! I locked in at 5.25 % then and rates are even BETTER now!

Mortgage Rates 30 Year Fixed: 4.49%

15 Year Fixed: 3.95%

1 Year Adj: 3.55%

As a Realtor we tend to concentrate on our Buyers & Sellers of the present. What about our former clients? Now would be a GREAT time to communicate to them about todays interest rates.

Going Cold Turkey...

My "cold turkey" was not from nicotine but from "communication". When I first signed up to go on this Jamaican missionary trip with my church, I had no idea what to expect. I have been a REALTOR 11 years now and my cellphone has ALWAYS been a part of me. I'm serious! I don't even go to the restroom without carrying it with me...lol.


So, the thought of no cellphone, laptop or communication with my clients for 8 WHOLE days just seemed unheard of. Guess what? I did it! And, I survived! Reflecting back...it was actually a "break" from the stress. We were so busy those days that the time just flew by! I even put my phone on silent once I got home Saturday so I could "crash" without the ringing or hum of the vibration. I also survived that! ;-)


Please...don't think I just left my clients high & dry while I was gone. I left a "detailed" list with names, contact numbers and the status of each transaction with my broker. Anything that came up was handled by her and I am thankful for a broker that was willing to deal with my "hurdles" while I was away.

Oh When The Ants Come Marching In.....



This is a new twist to killing fire ant colonies.

For those not familiar with Walter Reeves, he is from the University of Georgia Agriculture Department, specializing in home gardening. His television show, 'Gardening in Georgia ', is on each Saturday. Check out his website: http://www.walterreeves.com/

I know fire ants are picky eaters and any type poison that is effective takes seven feeding steps before the queen receives it. Plus, if the bait is stored in close proximity to any petroleum or fertilizer products they won't touch it. Contact poisons that are on the market just cause the colony to move away.

A well developed colony can be as deep as 30 feet and spread out some 20 to 50 feet from the mound center...

This was documented by studies done in the early 60's when they were first sited in South Alabama . An environmentally friendly cure for fire ants has been announced by Walter Reeves on his Georgia Gardener radio program. Testimonials that it REALLY WORKS are coming in. Simply pour two cups of CLUB SODA (carbonated water) directly in the center of a fire ant mound. The carbon dioxide in the water is heavier than air and displaces the oxygen which suffocates the queen and the other ants. The whole colony will be dead within about two days.

Besides eliminating the ants, club soda leaves no poisonous residue, does not contaminate the ground water, and does not indiscriminately kill other insects. It is not harmful to your pets, soaks into the ground. Each mound must be treated individually and a one liter bottle of club soda will kill 2 to 3 mounds. Spread the word.

What's HOT In Georgia?



Seems like the two of the HOTTEST topics in our area are the weather & short sales.

Both look like they are going to be around for awhile and in no hurry to leave! One thing I have learned about short sales is NOTHING is short about a short sale! The media seems to relay to John Q. Public that there are so many wonderful deals out there but do not prepare them for delays in acquiring them. Hearing ALOT of talk from other agents on this subject and have yet to hear the positive. I believe in two sides to every story so PLEASE let me hear from you if you have experienced a good short sale transaction...I WELCOME it!

Summertime Traveling Tips...





Summer is officially here now that Memorial Day has come & gone. We just got back from Jax Beach and had the best laid back days ever! We stayed at the Quality Suite http://www.qualitysuitesjacksonvillebeach.com/ and found

this place just about accomodated all our needs. Now that our mini-vacation has ended there were a few things that stood out and I would like to pass on:

Summer Travel Tip #1: Don't STRESS about getting there, while you're there and when you are heading home. Try to take on the attitude, "in a year from now will this really matter?"

Summer Travel Tip #2: One thing they had in the rooms was a combination safe which we used. I recommend when booking a place to see if this is an amenity they offer.

Summer Travel Tip #3: Remove your room key from anything that has the room # on it. Ask the front desk if you can leave it with them while out OR if in your possession & NEVER say the room # outloud where someone can overhear.

Summer Travel Tip #4: Call ahead to the restaurant & make sure they accept debit/credit cards. I KNOW this sounds lame however we went to a restaurant in Flagler Beach that did not accept anything but CASH. Lucky for us, I had put some cash in my wallet. We walked away with a dollar to spare and very satisfied bellies! Summer Travel Tip #5: Splurge on a cooler to carry with you while traveling and at the beach. It saved us $ at both and that hot summer sun can easily dehydrate you if not careful!
Summer Travel Tip #6: Speaking of that hot summer sun, use lotions with a HIGH SPF #. I have an olive complexion and for the last 2 years I have used these lotions because I would have burnt. I grew up on the beach and that ol' sun is not what it use to be! Just remember...that gorgeous tan you are "baking" to acquire is tomorrows skin cancer OR leathery/weathered skin down the road.

Summer Travel Tip #7: To some this may not be an issue but I did not take my personal pillow and wished that I had. We had a king size bed but lil bitty pillows, like the ones that go on a couch!
Main thing to remember is todays moments ARE tomorrows memories so make the most of them! Happy Vacationing!

Todays Moments Are Tomorrows Memories...

School is winding down, graduations are starting to happen and summer is just around the corner.

We agents are busy doing what we do best...multi-tasking with our jobs and families. Business is appreciated and we don't want to pass anything up but let's make sure we don't get so caught up in the "Almighty $" that we don't take the "right amount of time" for our families and us.

This past Saturday, I had a listing interview (business), a benefit sponsored by our church and an invite from my daughter-in-law/grandboys to go see Shrek Forever After. Good thing my daughter-in-law had to work until 7:00 p.m. so we had to go to the last show. I was able to mix it all together and please everybody. Was I sleepy at 11:15 p.m. on our way home? Yes, I was. Did I hopefully make a memory? Yes, I did....one of us "giggling" throughout the whole movie. Even if she hadn't worked, I want to keep in mind that if I do have a busy day, to keep my options open and balance it all out. Life is too short and todays moments ARE tomorrows memories!

Awards Day...Everywhere!


School is winding down and summer is fixing to begin! Along with that comes Awards Day at schools everywhere. This is an event that should not be taken lightly. Merriam-Webster defines an award as this:
1 : to give by judicial decree or after careful consideration
2 : to confer or bestow as being deserved or merited...

To ALL that have received awards~~~~~~~CONGRATULATIONS! We are so proud of you for these accomplishments.

I am also the proud grandmother of our grandson, Tanner aka T2 (his brother is Tristan so I call them T1 & T2) who came home yesterday with #8 Awards! He is 11 years old and currently in the 5th grade. Here is a pic of him along with others receiving his award at Pike County Elementary School. Way to go Tanner, we are soooo proud of you!

10 Steps to Sell You Home Faster In A Slow Market

For the majority of established home owners in the prevailing market, prior property appreciation will ensure at least some degree of profit, though today's sales might not be as prosperous as they would have been in 2006. But all homeowners want to get the highest possible profits. How do you go about this? There are 10 negotiating steps that a seller can follow to assure that a person's home gets the best price and is sold quickly.

Step 1: Use a broker from the local area. When the market is down, so is the number of buyers. That means that you need to expose your property to as many potential buyers as possible. Who do prospective buyers get in touch with when they are house hunting? Real estate brokers. National Association of Realtors statistics show that 85% of purchasers count on real estate brokers for their home selections, while the Internet accounts for 80%. Who creates all of those online real estate postings? Real estate brokers from the local area.

Step 2: Familiarize yourself with the entire sale agreement. Nearly all jurisdictions have standardized real estate contract that has become lengthy and complex over many years. If you use one of those, read it carefully and be aware that you are agreeing to every unmodified term and condition. Make sure there is nothing in the agreement that needs to be taken out, rewritten or added. The brokers should offer a copy of the sale agreement that they might use at listing presentations and the sale deed should be read to avoid misunderstandings. As these are agreements on forms, whatever is not stated as a requirement by the law can be changed by a cross-out or addenda. Consult your attorney or broker for further detailed information.

Step 3: Be completely familiar with the current real estate market. For the sake of negotiations, knowing what the recorded sale prices were isn't sufficient because often they don't give the complete picture. As an example, two houses might have both sold for $300,000. A person might have sold for $350,000 while the other for $300,000 but the owner gave the buyer a 6 percent seller credit for a new roof and appliances, which is $18,000. Local brokers who are familiar with the details of recent sales are able to provide the best negotiation advice.

Step 4: Understand all of the terms you are willing to offer. You are confident that your home is going to sell at some satisfactory price, but instead of starting out with an inflexible amount, consider the property sale as a combination of price and terms. For example, it might make more sense in a slow market to help reduce the buyer's closing costs by offering a "seller contribution "instead of lowering the price of the property. Often the seller contribution could be significantly less than a reduction in price, and buyers who require cash to close the sale could find it more attractive as well.

Step 5: Request a smaller deposit. In order to bind a legal contract, the buyer needs to make a deposit. In an ideal marketplace, a seller will receive a large deposit, but in a down or "off" market, a much smaller deposit may have to be accepted. The buyers prefer to make the lowest possible deposit because a huge deposit indicates a big financial and psychological commitment. You can ask for a lower deposit if the buyer has mortgage pre-approval or if the buyer shows a strong interest in the property and you have no other offers.

Step 6: Sweeten the pot. Are you really planning to take large items like a swing set or washing machine? In certain cases it may be better to leave such items if a buyer makes an offer.

Step 7: MLS photos have to be updated. If your MLS photo shows snow around your home in the middle of the summer, potential buyers will know your house has been on the market a while. They may interpret this as meaning that you might be desperate to sell and will expect to lower your initial offer. Make sure your broker posts recent photographs.

Step 8: Fully understand the marketing plan. The broker's marketing plan should be reviewed quite often to see that it is being followed and is changed whenever it is needed.

Step 9: Check out open houses. Going to open houses, also known as your competition is a great idea. It isn't always easy to be objective. However, do other owners have selling ideas that might work in regards to your home? Is there something you can use to bargain with? You could consider offering to do some painting or other cosmetic repairs.

Step 10: Keep everything in context. Don't worry about nickels and dimes when your main goal is to get the house sold.

As an example, just before closing the deal, we had a buyer request an extra $600 to resolve last minute concerns. That gesture seemed like nothing more than a case of buyer's remorse, so we agreed to it, received an otherwise ideal price, and closed the sale. It wasn't long before the prices softened in the local market. It was better to lose $600 than to find another buyer later when the market was harsher and the final sale price might have been less by several thousands of dollars. Would we have preferred to save that $600? Certainly. However, six hundred dollars was a small price to pay considering that the delays could have meant a big reduction in price.

Latest Roofing Product Advertises YOU!


I have been driving by this home for almost a year now. When I first saw it, I thought "okay, possibly got a leak or fixing to have their roof replaced." Now, I realize this IS their roof and must be the "latest" product out for roofing.



Not only could this be the latest in roofing, it can also be the latest in marketing! Think about it, your roof as your own personal billboard! If you live on a well traveled road....how many clients could you acquire from this kind of advertising? The downside of that would be EVERYONE would know where to find you!


But maybe you could convince others to advertise for you.......

The Rose Bush

I have a yellow rose bush that my mother gave me years ago for my birthday. It is located besides our back deck. My husband told me we would have to more than likely move it to another location because we are in the process of replacing the siding/windows/deck. I didn't even think about pruning it back this year knowing all this.

This year my rose bush has grown and also produced so many buds. Absolutely beautiful and along with my morning "java" it brings me a warm fuzzy feeling when I look at it through my kitchen window. Then the storm came...

My beautiful rose bush took such a beating this past weekend. I bought a trellis for it hoping that would help it but the winds and rain were too much. So, today with the beautiful sunshine I decided to go "aid" my rose bush. I put the trellis into the ground as deep as I could push it and tied the branches to the trellis. The thorns reminded me they also were a part of this bush. Now then, that should do it. It STILL drooped! Then I remembered a concrete block I had, so I went and moved it behind the trellis to give it support. It worked!

While I was doing all this God spoke to me...He said, "Alicia, you are this rose bush. Your life has the beauty of the rose along with the thorns that prick you sometimes. The trellis is your church/family/friends/job..everything you "tie yourself to." Then He said, "And I? I am that concrete block that supports it all."

Dear Heavenly Father, thank you for the words you have spoken to me today. You remind me of your omni presence and may I always be reminded of this.

Does Your Listing Feel Like "An Albatross"?


After 359 days on the market, a listing I had SOLD yesterday! I was beginning to think this listing had become an albatross around my neck. Now now...don't laugh, I KNOW at some point in time, if you are an agent, you have shared these EXACT feelings. Tell the truth.............

Even when doing research on this post at Answers.com check out site they "related" it to Real Estate: A heavy burden of guilt that becomes an obstacle to success, as in The failed real estate scheme became an albatross around her neck, for now she could not interest other investors in a new project. This idiom comes from Samuel Coleridge's narrative poem, The Rime of the Ancient Mariner (1798), which is based on the widespread superstition that it is unlucky to kill this large white sea bird. In the poem a sailor does kill an albatross, and when the ship then is becalmed near the equator and runs out of water, his shipmates blame him and force him to wear the dead bird around his neck.

This was a bank owned property that had never been occupied however was in a subdivision dealing with alot of foreclosures. Much less the existing foreclosures in the county. As a former broker of mine once said, "there is a bottom for every chair" and I am thankful our bottom was found!

And being thankful, I am going to end this post with words of encouragement by Lee Iacocca: Boys, there ain't no free lunches in this country. And don't go spending your whole life commiserating that you got the raw deals. You've got to say, I think that if I keep working at this and want it bad enough I can have it. It's called perseverance.

Alicia In Wonderland...



My name is Spanish and in English it means "Alice" so I think I have the right to claim my title. Especially after these last few weeks. I am very thankful for the work however there are times when I feel like a combination of the White Rabbit, the Queen of Hearts and Alice.

Ever have a week where you wanted to shout, "Off With Their Head!"? I have a property under contract that has already been extended one week, a closing time set for one time then rescheduled for a later time. At least, so far, we are still planning on having a closing for today. However, I have been told since we are now closing later that funding may not be until Monday. At this point, I am ready to just say let's wait until Monday, have closing AND funding. In case you don't know what I mean by "funding" that means for me, in a nut shell, getting paid=$!

Today, I have office duty from 8:30 to 11:30 a.m., have a new buyer meeting me at 11:30 a.m. and going to view properties and then hopefully attending a 4:00 p.m. closing, then back to the office to turn in closing file/paperwork, supper with husband's father/family. When what I REALLY want to do is go view the new Alice In Wonderland movie that comes out today! So, I can sit there in the theater and when the Queen of Hearts yells "Off With Their Heads!" I can feel soooo much better! That's okay, I will beat opening night crowd and go tomorrow. Here is a trailer of the movie, hope you enjoy!

I Took The Cart Before The Horse




When I entered the world of blogging a couple years ago, I had NO IDEA what I was doing. Here I am sitting in Blogging For Business 2. I took Blogging For Business 1 a couple weeks ago and knew from that class that I wanted to and had to learn M-O-R-E!!!

The Instructor, Juanita McDowell with InMotion Real Estate Institute http://www.inmotionrei.com/ makes all her classes so informative. I met Juanita when she taught several courses at our GAR Conference in Charleston, S.C. in February 2010. Check out that blog on ActiveRain.

If you are thinking about going into the blogsphere, I HIGHLY recommend you take these courses. If not located in Georgia find a teaching source in your area. I "thought" I was doing most of it the right way but through these courses, I realize it is a BIG WORLD out there in blogsphere! I am excited and cannot wait to implement some of these ideas.
